Property Specific Terms & Conditions

• Cancellation Policy: 25% non-refundable Deposit. Charges depend on the proximity of the cancellation date to the arrival date: 75% refund for cancellations over 63 days before arrival. 50% refund for cancellations 56-62 days before arrival. 25% refund for cancellations 42-55 days before arrival. 5% refund for cancellations 15-41 days before arrival. No refund for cancellations within 14 days of arrival. Only the lead guest can make changes or cancellations after booking. The cancellation date will be considered the date we receive your email, provided it is during business hours (Monday to Friday, 9 AM to 5:30 PM).
• Travel Insurance: Travel insurance is essential. The policy should be active upon reservation confirmation and cover multi-risk, medical, and repatriation needs, including cancellation protection. We also strongly advise selecting insurance with a 24-hour emergency contact service.
• Tourist Tax: €2 per night (April to October) and €1 per night (November to March) for guests 16 years or older, up to 5 nights. The client will be charged as per law applied on arrival date. This amount should be paid up to 14 days prior to arrival. If by then we don’t have the clients details, we will charge the maximum number of guests that the property can accommodate and assume these have all over 16 years old. This fee is paid up to a maximum value of 5 consecutive nights and does not apply to guests whose stay is motivated by medical treatment, and is extended to an accompanying person, as long as proof of appointment/provision of medical services or equivalent document is presented; guests with a disability equal to or greater than 60%, as long as they present a document proving their condition.
• Property Rules: 4pm check-in 10am check out. No Pets: additional cleaning fees apply for violations and guests may be removed. If you plan to bring a pet, this has to be requested and authorized in advance. Extra cleaning service will be charged for any pets that are brought to the villa at € 5.000,00 per week per pet and double the amount of the damage deposit will be held. No smoking allowed, additional cleaning fees apply for violations. Parties not allowed Not adapted for disabled guests No groups of young adults under 23 are permitted and the lead person booking/staying at the villa must be over 23.
• Pool Towels: Not all properties provide pool towels. When available, they are not changed during the stay. Guests are responsible for washing towels at the villa, and they should not be removed from the property. We offer additional pool/beach towels at €7.50 per towel per week, subject to availability (request before arrival).
• Accuracy: We do try to keep the photographs and descriptions up to date, however, furnishings, the layout and décor can sometimes change before information is updated here. The information provided is a guideline only.
• Pool Heating: Additional charge of €425 per week, to be paid 2 weeks before arrival. If you decide to have the pool heating switched off during your stay, we will refund the amount for the pool heating from the day it has been switched off. Please note, when booking pool heating the water temperature is dependent on the weather. If the weather is windy, raining and/or the evenings are colder this may mean the pool heating won’t be as effective. In any case, we advise the use of the pool cover to help maximize the heat retention when the pool isn’t being used. We cannot guarantee the temperature of the water.
• Refundable Damage Deposit: €2,500, due 2 weeks prior to arrival. Refund issued within 15 working days after departure, subject to property inspection​.
• Maximum Guest Allowance: The maximum number of guests is two people per bedroom unless otherwise agreed upon. Exceeding this limit may result in removal from the property and additional charges.
• HouseKeeping: Monday - Friday, 3 hours a day except bank holidays. The service operates between 9 AM and 6 PM. If the maid is sent away upon arrival, service for that day is forfeited. Additional Maid Service: Extra maid services are available upon request at the following rates: Monday-Friday: €20/hour per maid, Saturdays: €30/hour per maid, Public Holidays and Sundays: €40/hour per maid.
• Linen & Towel Change: Towels changed twice a week. Linen is changed after 7 days of occupation.
