Property Specific Terms & Conditions

• Cancellation Policy: 30% non-refundable Deposit. Charges depend on the proximity of the cancellation date to the arrival date: 70% refund for cancellations over 70 days before arrival. 50% refund for cancellations 56-69 days before arrival. 25% refund for cancellations 42-55 days before arrival. 5% refund for cancellations 15-41 days before arrival. No refund for cancellations within 14 days of arrival. Only the lead guest can make changes or cancellations after booking. The cancellation date will be considered the date we receive your email, provided it is during business hours (Monday to Friday, 9 AM to 5:30 PM).
• Travel Insurance: Travel insurance is essential. The policy should be active upon reservation confirmation and cover multi-risk, medical, and repatriation needs, including cancellation protection. We also strongly advise selecting insurance with a 24-hour emergency contact service.
• Tourist Tax: €2 per night (April to October) and €1 per night (November to March) for guests 16 years or older, up to 5 nights. The client will be charged as per law applied on arrival date. This amount should be paid up to 14 days prior to arrival. If by then we don’t have the clients details, we will charge the maximum number of guests that the property can accommodate and assume these are all over 16 years old. This fee is paid up to a maximum value of 5 consecutive nights and does not apply to guests whose stay is motivated by medical treatment, and is extended to an accompanying person, as long as proof of appointment/provision of medical services or equivalent document is presented; guests with a disability equal to or greater than 60%, as long as they present a document proving their condition.
• Property Rules: 4pm check-in 10am check out. No Pets: additional cleaning fees apply for violations and guests may be removed. If you plan to bring a pet, this has to be requested and authorized in advance. Extra cleaning service will be charged for any pets that are brought to the villa and a higher damage deposit will be held. No smoking allowed, additional cleaning fees apply for violations. Parties not allowed. Not adapted for disabled guests. No groups of young adults under 23 are permitted and the lead person booking/staying at the villa must be over 23.
• HouseKeeping: A maid cleaning service is included in all properties. The service will always include: clean bed-linen on arrival and a full change at least once weekly (clean on arrival and a change after 7 days (approx.); clean bathroom towels, and a full change twice weekly (clean on arrival and once mid-week). The frequency of cleaning varies according to the property. Additional cleaning is normally available on request and charged at an hourly rate. Specific cleaning services will be provided in your booking confirmation email and or on your booking form.
• Accuracy: We do try to keep the photographs and descriptions up to date, however, furnishings, the layout and décor can sometimes change before information is updated here. The information provided is a guideline only.
• Refundable Damage Deposit: €750 Refundable Damage Deposit is due upon booking. Refund issued within 15 working days after departure, subject to property inspection​.
• Maximum Guest Allowance: The maximum number of guests is two people per bedroom unless otherwise agreed upon. Exceeding this limit may result in removal from the property and additional charges.
